Browns Estate Agents provide a comprehensive management Service to our clients to alleviate the burden of all that management entails. This service has been designed to ensure that tenants are in fact taking care of the property and complying with the terms of the lease. To identify problems that may arise and help troubleshoot the problems, along with assessing who the responsibility lies with.
Our Rental and Management Services Include the Following
Quarterly inspections of the property along with a report providing feedback to the Landlord.
Collection of the monthly rent, upon receipt of rent we will then transfer the remainder of the rent after our fees have been deducted to the landlords account.
Repairs and Services: if required, we can get trades men out to deal with issues at competitive rates.
Keeping the landlord up to date with all new rental legislation.
When the tenancy expires, we check a full inventory of the property and ensure the tenants close their utility accounts. We ask landlords to get their appliances checked.
A tenant must notify us of any issues or problems in the property, we will then contact you in relation to the issue and give costs for fixing the problem. We will always make contact with the landlord first, in the case of emergencies, and we can’t make contact, as agents we may have to engage services to deal with specific issues e.g., leaking boiler etc.
When it comes to costs for repairs, if they are the Landlords responsibly, we will deduct these costs from the rent and the remainder of the balance will be issued to the Landlords account along with their statement and attached invoice.
We hold a set of keys in case of emergencies and need to enter the property.
