Our Letting Services entail the following:
- An experienced negotiator will visit your property and provide you with a professional and realistic rental valuation. Advice on any work that may be required to the property.
- Market your property through the correct websites
- Sorting through the emails that come in for the property
- Conducting the viewings on your behalf
- Collection of referrals from potential tenants and vetting the references via phone
- When the correct tenant is found, we organise the deposit and first months rent to be collected
- Prepare the tenancy leases for the property
- Take inventory before tenant moves in
- Check the tenant in, sign the leases, one copy for Landlord and one for Tenant
- Hand over the keys to the property
- Draw up statement of accounts and transfer money, less the agent’s fees and RTB fee to landlords Account

Management Services
Browns Estate Agents provide a comprehensive management Service to our clients to alleviate the burden of all that management entails. This service has been designed to ensure that tenants are in fact taking care of the property and complying with the terms of the lease. To identify problems that may arise and help trouble shoot the problems along with assessing who the responsibility lies with.
Our Management Services Include the following:
- Quarterly inspections of the property along with a report providing feedback for the Landlord
- Collection of the monthly rent, upon receipt of rent we will then transfer the remainder of the rent after our fees have been deducted to the landlords account.
- Repairs and Services: if required we can get trades men out to deal with issues at competitive rates.
- Keeping the landlord up to date with all new rental legislation.
- A tenant must notify us of any issues or problems in the property, we will then contact you in relation to issue and give costs for fixing the problem. We will always make contact with the landlord first, in the case of emergencies and we can’t make contact, as agents we may have to engage services to deal with specific problems e.g., leaking boiler etc.
- When it comes to costs for repairs, if they are the Landlords responsibly, we will deduct these costs from the rent and the remainder of the balance will be issued to the Landlords account along with their statement and attached invoice.
- We hold a set of keys in case of emergencies and need to enter the property.
- When the tenancy expires, we check full inventory of the property and ensure the tenants close their utility accounts. We ask landlords get their appliances checked.

I am always happy to speak and give advice to people looking to rent out their properties. I thought I would put together my 8 top tips when getting your property rental ready.
- Assess what type of people your property would suit. Is it big enough for just a couple or can it facilitate a family? If its big enough for both than this is great as you have a broader market to choose from.
- A good majority of tenants look for a home that has furniture. A lot of tenants starting out in the rental market may have not built up an opportunity to buy their own furniture. Tenants renting long term may have their own bits. Having a home that can be furnished or unfurnished as a landlord again helps facilitate the different types of renters in the market.
- Renter’s in the market are keen on a property having a fresh and modern look. They are more inclined to apply for a property that has been recently painted or renovated to a good standard. This is also helpful to you as a landlord as it will increase your rental revenue as renters will pay the extra to live in your house.
- Parking is a huge factor for renters, especially if the property is a little further out of a town or City. Been able to park their care safely is important to them. Renters in the City tend to cycle or Walk so parking is not as important.
- Finding the correct tenants for your property is important to me as an agent. As the owner you know your own property. Think about if the property suits pets, large equipment (does it have storage) big enough for children. Being exact with your agent on the tenants your feel is right for the property will help find suitable tenants in quicker time.
- Having the property clean and well presented for viewings. This will help as first impressions is very important to renters. They will decide on the viewing whether they like the home enough to rent the property. If the home is not clean, they will not want to apply for the property.
- Always check if there is an evidence of any mould. If you have had your home rented for a long period of time and have not been checking on it, there may be a chance there may be mould in the property. When the property becomes vacant have a quick look around and eliminate any mould that may be present. It may be wise to get an estate agent to do the management of the property. At Browns Estate Agents we carry out 4 inspections in the year.
- Communication between landlord and agent is always helpful. This way regular updates can be given on a viewing carried out. If we have your management, we will send you an inspection report every 3 months of how the property was upon inspection. We email and call to carry out our communication with you.
