Steps to buying your forever home

  1. Finances – First you need to sort your finances, find out how much you can borrow. If you need to sell to buy, you will need to get your home valued.

  2. Market Searches – Start looking at areas you would like to live in. Be precise with your searches, if your looking for 2 bed apartments, narrow your search to just 2 bed apartments.

  3. Viewings – Start viewing some properties that you like. Have a walk around the area the property is in also, this will give you a good idea of the type of community you will be living in.

  4. Negotiation – When you find a property that you like, you need to start bidding on the property. If you have been keeping your searches precise you will have an idea of how much this home will be bought for.

  5. Winning bid – When you are the winning bidder, you will have to pay the deposit for the property. Most commonly the deposit is between €5,000 – €10,000.

  6. Appoint your solicitor – Now you will need to notify your solicitor that you are buying a home. Make sure to get all their fees etc involved with purchasing a home.

  7. Surveys – Its recommended that when buying a home, especially if it’s an older home to get a survey out to the property. This will let you know of any major issues with the home.

  8. Bank Valuation – If you are buying with a mortgage, your bank will request that a bank valuation is carried out on the home.
     
  9. Signing Contracts – When all the above goes smooth, you will be asked to attend your solicitor’s office to go through the contracts and sign them. You and the vendor will agree a closing date.

  10. Sale Closing – The day has arrived that both parties agreed upon and the sale is now closed. You will get the keys from your agent and you able to start moving into your forever home.
